Eric Smith, Co-Founder and CEO of Locust Point Capital, recently appeared on Ausbiz TV to share his perspectives on the upcoming U.S. elections and their potential economic implications, as well as key trends in the commercial real estate sector. Eric noted that a Republican sweep could lead to tax cuts, deregulation, and a stronger focus on domestic investment. However, he cautioned that these measures might also exacerbate inflationary pressures. In discussing the commercial real estate market, Eric highlighted a divergence in performance across sectors. While certain areas have faced devaluation, segments such as multifamily and senior housing continue to thrive. He attributed this strength in senior housing to demographic trends, including an aging population driving increased demand and rising occupancy rates across all segments. Eric also addressed a significant shift in commercial lending dynamics. As banks tighten their lending standards and Basel III regulations take effect, there is a growing reliance on non-bank lenders for commercial mortgages. He emphasized that this trend presents opportunities for alternative lenders, particularly in senior housing, which he views as a stable, long-term investment opportunity due to favorable demographic trends and limited new supply.
